GUIDELINES, STANDARDS AND QUALIFICATIONS

 Acacia Park and its representatives will NOT discriminate against any person based on race, color, religion, sex, national origin, financial status or disability. Maximum Occupancy Standard:                 Two (2) persons per bedroom plus one (1) maximum occupancy ( i.e. 2 bedroom = 5 persons, 2+2+1=5) Rental Guidelines: v       AGE REQUIRMENTS: Lease holder (s) must be 18 years or older. All occupants 18 years or older must complete an application. v       EMPLOYMENT HISTORY/VERFICATION:  Lease holder (s) must be on current job or equivalent at least one full year or prior job must be minimum of one year and must provide one month of pay stubs or equivalent  for verification of income. If not on job at least one year , your deposit will be increased up to the equivalent of one month’s rent or applicant may choose to have a co-signer as listed in section A under income.           v       SELF-EMPLOYMENT:  Lease holder (s) must provide copy of previous year’s personal tax returns and copies of personal bank statements for the last 3 months.  v       INCOME:  Income must be at least 2.5 x the amount of the rental rate for the purposed apartment to occupy. A. Guarantor : Applicant’s may provide guarantor  for  income requirements if needed We only accept a guarantor if they provide supplemental income with a notarized letter stating actual amount applicant receives and two most current pay stubs from guarantor , income provided by guarantor needs to be three times the amount provided on notarized letter. B. Co-Signer: Applicant may provide co-signer if they do not qualify on their  own with income, and or rental history. The co-signer still would have to qualify as an applicant, and submit application with application fee . v       RESIDENCY:  Must provide 1 to 3 years of verifiable rental history from a property management company, real estate company or mortgage company. Private owner accepted only if proof of payment can be furnished, i.e. canceled checks.  If an applicant has a foreclose they are subject to pay deposit equaling to two months of rent and a regular deposit. NO Evictions, Owing Apartment Community will be accepted.If an applicant does not have at least 1 year rental history your deposit will be increased up to the equivalent of one month’s rent or applicant may choose to have a co-signer as listed in section A below. A. Co-Signer Applicant may provide co-signer if they do not qualify on their own with rental history. The co-signer still would have to qualify as an applicant, and submit application with application fee v       IDENTIFICATION:  All applicants must provide proof of identification, with a driver’s license, social security card, or equivalent. v       CREDIT REQUIREMENTS:  Credit should be in good standing with no derogatory accounts and no outstanding judgments. Bankruptcy must not include foreclosure on a home or prior apartment and applicant must have two (2) years re-established positive credit history after the discharge of Bankruptcy. Should an applicant have derogatory credit their deposit can be increased up to the equivalent of one month’s rent. v       APPLICATION FEE:  A $35.00 non-refundable application fee is required for each applicant. v       DEPOSIT FUNDS:  Balance of deposit, move-in prorates and the first full month of rent must be in the form of a money order or cashier’s check.I understand that a credit report and a criminal background report will be obtained. I understand that any negative finding on my credit or criminal background reports, including any one felony conviction, except driving under the influence which is two felony D.U.I. convictions, or any two misdemeanor convictions, will not be accepted for approval of my rental application. You have had the opportunity to truthfully complete the rental application.
